The first step is to identify whether or not your land is suitable for development.

Regardless of size, the key is an easily accessible connection point to the National Grid. You can count on us to provide a rapid and honest appraisal of your land’s suitability.

Key stages are

Pre-application

Before any application is made, consultation with the local community is required. So, from the outset, plans must be prepared that summarise the project and its planning requirements, allowing us to gain valuable feedback on our approach. We take this stage very seriously, listening carefully to local concerns and mitigating them wherever possible.

16 to 18 months (variable)

Acceptance

Following what can be a lengthy consultation process, the Planning Inspectorate decides whether or not to accept the application for examination.

28 days (Statutory timeframe)

Pre-examination

At this stage, interested parties can make official comments and submissions to the Planning Inspectorate about the proposal.

3 to 6 months (variable)

Examination

An Examining Authority considers the proposal itself and all relevant evidence, including submissions made by interested parties.

6 months (Statutory timeframe)

Recommendation and Decision. 

Ultimately, the Examining Authority makes a recommendation to the Secretary of State, who has the final power to authorise or decline the proposal.

Recommendation: 3 months (Statutory timeframe) and Decision: 3 months (Statutory timeframe)

Post Decision

Even with Secretary of State approval, the proposed project is not home and dry. Within a six week period, the decision can be challenged at the High Court in a Judicial Review.

Nationally Significant Infrastructure Projects
(NSIPs)

Because of the scale of our projects, some are classified as Nationally Significant Infrastructure Projects (NSIPs). This means that a detailed and rigorous planning process must be completed. The Examining Authority oversees the process. For energy infrastructure projects, the Secretary of State for Energy Security and Net Zero has the final say.
